1. Approvals: Landscape Architect or Owner shall approve plant materials and hardscape materials prior
to installation for conformance to speaflcatlons placement and puanhhes.
2. Plant quality and selection shall be In compliance with the plant materials fst and in accordance with the lat-
est standards set forth by the American Nurseryman's Association and the Arkansas State Plant Board. De-
liver plant materials to site with identification labels attached or certification of size, species, and variety by
supplier. Plant materials with broken limbs, scarred or scrapped trunks, and loose root balls or loose in their
containers will not be approved. Trees and shrubs indicated on the plan shall be of the same variety when op-
tional multiple varieties are noted, unless approved by Landscape Architect.
3. Quantities: The contractor is responsible for verifying site measurements and planticonstruction material
quantities. In the event of conflict, notify Landscape Architect. Provide unit prices of all plant and con-
struction materials.
4. Plant Material Installation: Install all shrubs 1 inch above finished grade of bed. Install all trees 1 inch
above finished grade of bed or sod.
5. Site Conditions: It is anticipated that the site has unfavorable planting conditions. On site soils are likely
to be clayey, stony, and mixed with construction debris and/or compacted for construction of buildings and
parking lots. Shrub Planting Beds: Excavate a minimum of 8 inches below finish grade and remove de-
bris for placement of SuperSoil. Lawn Areas: Overlay existing grade with 3" of top soil or excavate a
minimum of 3 inches below finish grade and remove debris for placement of top soil.
6. Excavation Area: Excavate and regrade as a smooth continuous surface tie area designated on the plan
from the Twin City Bank property line to the center line of the Vedzon entrance and from the Chanel right-of-
way to the south edge of the parking lot. The alignment and grading of the access drive takes precedence over
the grade of the landscape area. Reconstruct access drive with subgad base and 2 inches ACHME in accor-
dance with accepted engineering and city standards. Excavate tree pits and planting beds as specified in these
notes. Construct retaining walls as shown or as maybe modified due to site conditions
7. Planting Soil: Use imported topsoil, as specked below, in all sod areas and for planting trees.
a) Imported top soil free of noxious weeds, grass, rocks, roots, and construction debris. Test imported top soil
and amend as recommended by Pulaski County Extension Service for sod and tree planting. Submit test results
and proposed amendment samples to landscape architect
b) Use SuperSoil to back fill retaining walls and construct beds. Excavate shrub beds and terraced beds 8
inches below finished grade and install super soil in gently mounding beds at a minimum grade of 6'H to 1'V or
as site conditions allow. (See "Site Conditions" and "Drainage" below)
c) Tree Pits: On site soils may be compacted. Loosen soil in a S x 5'x 5' Vee planting pit and install tree in a
50:50 super soil - topsoil mix.
8. Sod Placement: Remove all noxious weeds, grass, rocks, roots, and construction debris from area to be
sodded. Place topsoiland soil amendments as needed for sod growth. Lightly tamp to compact and fine
grade to drain. Install sod pieces with tight joints between sections. Roll as needed to achieve a smooth,
evenly graded, lawn surface free of gaps, cavities, holes, or uneven areas. Match the elevation of adja-
cent surfaces. Trim edges to a smooth line. Irrigate sufficiently to establish sod.
9. Drainage: Place new soil and soil mixes. Lightly tamp to compress. Fine grade in accordance with the
following schedule:
Shrub beds: Provide positive drainage away from building and toward walks, drainage channels, or lawn.
Fine grade to create a finished slope of 6:1 (6' H to 1' V ). Finished grade of soil shall be at least 3" lower
than wall vents and 6" lower than finish floor elevation.
Sod Areas: Slope all sodded areas to drain away from buildings and beds, and toward walks, drainage
channels, parking areas, or other lawns,
10. Irrigation system: Landscape contractor shall revise, repair, extend, and expand the existing irrigation
system as needed to coverthe proposed improvements. Avoid over -spray onto buildings and pavements.
General Contractor shall install sleeving (double, 4", Schedule 40, PVC piping - sealed at each end) under
all new pavements to accommodate irrigation system (see landscape plan). Mark the location of sleeves
for future reference. Landscape Contractor shall demonstrate full coverage performance of irrigation sys-
tem for approval by landscape architect prior to acceptance, and shall demonstrate operation of system to
owner when delivering operation manual and warrantees.
11, Segmented Concrete Block Wall - For walls under 3 feet tall including toured first course - Install Versalock wall
system in accordance with Manufacturers specifications. Use Charcoal colored block. Construct a compacted foun-
dation 2 feet wide and 6 inches deep AHTD Class 7 aggregates" below finished grade. Install 12 inches of C Balast
behind the wall separated from soil backfill with non -woven, 4 ounce, geotextile fabric (Mirifi 140C or similar). Glue
down cap blocks with exterior grade adhesive. Apply 2, ''M." thick beads per cap dock minimum.
For walls over 3 feet tall including buried first course- provide design drawings prepared by a registered engineer of
proposed wall construction for review by Landscape Architect.
12. Flagstone Drainage Channel - Select weathered, flat stone approximately 12"-18"x 12" x 2" thick. Placein a
tight pattern on a graded, compacted, subgrade. Cover subgrade with 4 ounce, non-woven,geotextile fabric.
Slope to drain and resist erosion. Infill between flagstones with 1" washed gravel. Install below mowable height
