Commencing at the NE corner of said Section 4, which is also the Point of Beginning;

A tract of land, being part of the NE 1/4, Section 4, T -1-S, R -13-W,
Pulaski County Arkansas, more particularly described as follows:
Commencing at a cotton picker spindle at the northeast corner of said
Section 4; thence S88°18'50" w along the north line of Section 4 for a
distance of 24.87 feet; thence S01'38'18"E, a distance of 40.00 feet to a
1/2" rebar set on the south Right -of -Way line of Baseline Road and the
Point of Beginning; thence S88'18'50"W along said Right -of -Way line a
distance of 1351,29' to a set 1/2" rebar; thence S02°45'30"E a distance
of 705.10 feet to a 1/2" rebar; thence 588'10.14"W a distance of 866.37
feet to a 1/2" rebar on the east Right -of -Way of Interstate 430; thence
along said east Right -of -Way of Interstate 430 the following courses and
distances: S23'22'30"E, 79.21 feet to a concrete monument; S24'05'00"E,
1474.62 feet to a concrete monument (said line also having a A.H,T.D. Job

5. The current Master Street Plan of the City of Little Rock, as obtained from
the Department of Planning and Developement, indicates that Base line Road
is a Major Arterial Street with a 110 -foot Right -of -Way requirement.

rev. 9-22-72), obtained frcm the A.H.T.D., indicates tinct Baseline Road
has a 40 -foot Right -of -Way on each side of the center line,
