HomeMy WebLinkAboutBylites is in the Business of Entertainment Production Support1 1 /27/89 ITES OFFICE OF COMPREHENSIVE IN CITY OF LITTLE ROCK BOARD OF ADJUSTMENT SIRS: Bylites is in the business of entertainment production support, primarily lighting. Bylites keeps a substantial inventory of lighting and special effect equipment for rental purposes that involves walk in customers. Another facet of Bylites is production services. A clients' individual event is evaluated by the Bylites staff and the event; its' technical needs:lighting, setting, sound, is constructed within our shop and taken to a job site. Apart from the assembly of parts for a rental and construction of set pieces for special events; Bylites does the majority of its service work at the job site, not within its own facility. In fact, only approximately 20% of Bylites business requires any construction at all. A third portion of the scope of Bylites work is the introduction of a sound stage to the commercial film, video and sound industries of Arkansas. The newer west addition of the property would be completely insulated as a sound proof enclosure to provide the environment for commercial and entertainment recordings. To make the properties at 712 East 11 th suitable for Bylites, the major renovations are to the different spaces within the older structure to make them offices. A warehouse/assembly area will be created within the center of the older structure that will necessitate a loading door. This loading door will be installed in the west facade of the older structure, and a loading door in the northwest corner of the newer structure will be installed to provide access to the sound stage. These two changes, other than paving the parking lot and extensive clean up of the undergrowth surrounding the two buildings will be the only noticeable exterior changes. Over the last 15 years Bylites has incorporated itself(in 1981) and broadened its service base to provide not only rental lighting equipment, but design services, special event administration, film and video grip equipment and portable staging. The greatest portion of our income comes from providing professional services to the business community: AP & L, Affiliated Foods, TCBY and Arkla being regular clients. Currently our staff consists of an chief operating officer, production coordinator, chief engineer, rental manager and two field engineers. Part time staff consists of a special events coordinator and a staff artist Our material growth has been consistent, yet we stayed in a 3800 square foot building for five years. Recently we rented an additional 3000 feet, but the warehouse area is cramped and we have only three offices for a permanent staff of seven. Not only will we solve our space needs, but with the renovation of the purchase properties we will be able to provide still another service hitherto unavailable in Arkansas- a sound stage for film, video and audio recording. The only visible structural exterior changes will be on the western elevation (attached). These changes include introducing an overhead loading door and paving with SB-2 of the west parking lot. These changes are budgeted at approximately $4000.00. No impact on adjacent property is anticipated since the only adjacent property will remain the possession of the Arkansas Repertory Theatre as interim apprentice housing. Our thoughts are that the neighborhood will benefit from our overall cleanup and maintenance plans which we would begin to implement by January 10, 1990 and completion of all exterior work by March 1, 1990.
