Good morning Sam,
Please see attached draft Certificate of Compliance for your project at 414 E 9th Street. Please review this draft and
confirm if the COC reflects the full scope of your project. Once confirmed, staff will send a signed copy back to you for
your records and to include with building and site code permit applications.
Additionally, our zoning staff took at look at your scope of work to assist with any applicable parking requirements that
might come into play with installing parking/repaving for a multifamily structure and they noticed that the property is
non-conforming to its current zoning, R4A. Typically, a property loses its nonconformity if it is vacant for more than 6
months. I recall that you mentioned you had a tenant in the property while doing improvements. Would you have a
form of proof to provide showing that the building has been in use since purchase in May 2021? This could be a utility
bill showing use.

As per our discussion this morning I am following up with photos and description of what it looks like moving forward.
Thanks for letting me know you are preparing for some time off.
1. We are removing the minisplits from the building. We might use 1 on the rear of building by parking lot if necessary.
Other than that we are removing all other units. We will repair siding to cover any holes.
2. We will be installing 2 central systems with all equipment to be internal to building. The outside condensing units will
be on small roof above parking lot on rear of house not seen from road. As per requirements. See photo attached.
