applicant additional time to resolve outstanding issues.

Provide notification of property owners located within 200 -feet of the site, complete
with the certified abstract list, notice form with affidavit executed and proof of
mailing.
Provide details concerning the nature of repair for the proposed uses of the site. y�

Remove the proposed spaces located along South Bowman Road. The indicated
parking spaces are shown in the public right-of-way.
9. Complete and return the application forms including the developers name address
and phone number and the engineering firm along with their address and phone
number.
Variance/Waivers: None requested.
Public Works:
1. Bowman Road is classified on the Master Street Plan as a minor arterial. A
L dedication of right-of-way 45 -feet from centerline will be required on the entire
L - property frontage.
2. Provide design of street conforming to the Master Street Plan. Construct one-half
street improvement to the street including a 5 -foot sidewalk with the planned
development.
3. Sidewalks with appropriate handicap ramps are required in accordance with Section
31-175 of the Little Rock Code of Ordinance and the Master Street Plan.
4. Plans for all work in the right-of-way shall be submitted for approval prior to start of
work. Obtain a barricade permit from Traffic Engineering (501) 379-1817 (Derrick
Bergfield) prior to doing any work in the right-of-way.
Utilities and Fire Department/County Planning:
Wastewater: Sewer available, not adversely affected.
Entergy: No comment received.
Center -Point Energy: Approved as submitted.
SBC: No comment received.
Central Arkansas Water: All Central Arkansas Water requirements in effect at the
time of request for water service must be met. A Capital Investment Charge based on
the size of connection(s) will apply to this project in addition to normal charges. This fee
will apply to all connections including metered connections off the private fire system. If
this property does not have frontage on Bowman Road, a water main extension will be
required. Contact Central Arkansas Water at 992-2438 for additional details.
Fire Department: Place fire hydrants per code. Contact the Little Rock Fire Department
at 918-3752 for additional information.
County Planning: No comment received.
CATA: No comment received.
Planning Division: This request is located in the 1-430 Planning District. The Land Use
Plan shows Mixed Office Commercial for this property. The applicant has applied for a
planned Commercial Development for an auto repair shop.
The proposal does not have a significant impact on the Land Use Plan, which would
necessitate a Plan Amendment.
City Recognized Neighborhood Action Plan: The property under review is not located in
an area covered by a City of Little Rock recognized neighborhood action plan.
Landscape: The Landscape Ordinance requires a minimum six foot nine inch
