PROPOSAL: A conditional use permit is requested to allow an auto
repair business to located on this C-3 zoned tract.
STAFF UPDATE AND RECOMMENDATION:
On September 16, 2010, the applicant requested withdrawal of the item. Staff
recommends approval of the withdrawal request.

Planning Staff Comments:
1. There is no Bill of Assurance for this acreage tract.
2. Provide additional information on proposed auto repair use. What exactly is being proposed?
3. Provide square footage of building and describe uses to be within the building.
4. Provide signage plan.
5. Locate and describe all existing and proposed fencing.
6. Provide dumpster location and indicate required screening.
7. Provide days and hours of operation.
8. Provide site lighting plan; all lighting should be low-level and disectional, aimed downward and into the
site.
9. Locate customer parking area and parking area for vehicles awaiting service.
10. All uses must take place within the enclosed building.
11. No vehicles may be kept on the site more than thirty (30) days.
Variance/Waivers:

1. Kanis Road is classified on the Master Street Plan as a minor arterial. A dedication of right-of-way forty-
five (45) feet from centerline will be required.
2. A twenty (20) foot radial dedication of right-of-way is required at the intersection of Kanis Road and the
City of Little Rock right-of-way.
Utilities and Fire Department/County Planning:
Wastewater: Sewer available to this project.
Entergy: No comments received.
Centerpoint Energy: No comments received.
AT&T (SBC): No comments received.
Water: All Central Arkansas Water requirements in effect at the time of request for water service must be met.
Contact Central Arkansas Water regarding the size and location of the water meter.
A Capital Investment Charge based on the size of meter connection(s) will apply to this project in addition to
normal charges. This fee will apply to all connections including metered connections off the private fire system.
Due to the nature of this facility, installation of an approved reduced pressure zone backflow preventer assembly
(RPZ) is required on the domestic water service. This assembly must be installed prior to the first point of use.
Central Arkansas Water (CAW) requires that upon installation of the RPZA, successful tests of the assembly must
be completed by a Certified Assembly Tester licensed by the State of Arkansas and approved by CAW. The test
results must be sent to CAW's Cross Connection Section within ten (10) days of installation and annually
thereafter. Contact the Cross Connection Section at 377-1226 if you would like to discuss backflow prevention
requirements for this project.

CATA: The site is not located on a CATA bus route.
Planning Division: No Comments.
LandscNe: Site plan must comply with the City's minimal landscape and buffer ordinance requirements.
The Landscape Ordinance requires a nine -foot (9') wide perimeter landscaping strip around the site's entirety.
Asphalt/concrete maybe required to be removed in conjunction with this application to meet this minimal City
ordinance requirement.
An automatic irrigation system to water landscaped areas will be required.
Prior to a building permit being issued, it will be necessary to provide an approved landscape plan stamped with the
seal of a Registered Landscape Architect.
The City Beautiful Commission recommends preserving as many existing trees as feasible on this tree -covered site.
Credit toward fulfilling Landscape Ordinance requirements can be given when properly preserving trees of six (6)
inch caliper or larger.
Other: Submit responses to staff comments and four (4) copies of revised site plan, (if required), no later than
Wednesday September 22, 2010. Required notices must be sent via certified mail no later than Wednesday
September 22, 2010 and proof of notification returned to staff by October 1, 2010.
