Markham Little Rock, AR 72201 To whom it may concern: We are writing to formally request a variance from the Hillcrest zoning ordinance for 224 N. Spruce St., as we believe the variances are necessary and warranted due to specific circumstances and considerations associated with this property Property Information: ■ Property Address: 224 N. Spruce St, Little Rock, AR ■ Property Owner: Susan Michelle Percival • Zoning Classification: R2 Proposal: We are seeking a variance from the Zoning Ordinance (setback on the north side and square footage allowed on the property) for the purpose of adding a room onto the side of our existing stand-alone garage. This project is important to us because it will allow us to expand the usage of the garage to include work space for Michelle that currently doesn't exist in the footprint of either the house or the garage. We believe that granting this variance will not only benefit our personal interests but also contribute positively to the community by fitting into the surrounding house designs. Justifications for Variance: • Internal Structural Configurations: The current garage is located in the middle of the west end of the property with a space of 10 % ' on the south side and 13 1/2' on the north side. Complying with the setback ordinance without the variance would not allow for ample space to construct a usable addition to the garage. • Unusual Lot Configurations: See above We believe that the unique circumstances associated with our property, including the factors mentioned above, necessitate a variance from the applicable ordinances. Granting this variance would allow us to carry out a project that is in harmony with the neighborhood and preserves the integrity of the property's natural and structural features. We assure you that we are committed to responsible development and will ensure that any approved variance is used in a manner that respects the community and adheres to the highest standards of construction and design.
