HomeMy WebLinkAboutCover Letter (2)September 13, 2023 Little Rock Board of Adjustments Department of Planning and Development 723 West Markham Little Rock, Arkansas We recently purchased a single-family residence located at 1832 Beechwood Street, Little Rock, Arkansas 72207. The residence was built is an existing two-story home that was built in 1920 but has undergone various improvements over the years that are typical of the neighborhood. The existing home was placed towards the rear of the buildable area of the lot, which is a contributing factor to our request for certain variances associated with our proposed improvements. Last year, the previous owner of the residence requested certain variances for planned improvements to the residence and those requests were approved by the Board of Adjustments in July 2022. Those proposed improvements were never implemented. We are modestly changing the previous owner’s plans and therefore requesting the following variances: • The residence currently has an existing open-air carport that is connected to the home and is located in the 25-foot rear yard setback. We plan to construct an attached two- car garage but plan to move the garage towards the east. The proposed garage will still extend the residence across the 25-foot rear setback but reduce the degree of encroachment from the current. As a result of moving the proposed garage to the east, we request a side yard setback variance on the north side of the residence adjacent to R street from 8 feet to ___ feet. • We also plan to construct a one-story master suite addition on the south side of the residence, and request a variance to the side yard setback from 8 feet to ___ feet. The proposed master suite will encroach on the rear yard setback slightly on the southwest corner. We also plan to add a swimming pool in the backyard. We believe the new swimming pool, the master suite addition, the new garage and the existing covered patio will all be within the 30% rear yard coverage given that we are removing the existing carport. We believe the additions to our home and the swimming pool will meet all other setback and zoning requirements. We believe this request will allow these improvements to our residence to be consistent with the surrounding homes in the area and will have no adverse impact on the surrounding properties.
