3 A RESOLUTION TO AUTHORIZE THE CITY MANAGER TO
4 EXECUTE AN AGREEMENT WITH ALESSI KEYS CONSTRUCTION IN
5 AN AMOUNT NOT TO EXCEED FOUR HUNDRED FORTY-FIVE
6 THOUSAND, SEVEN HUNDRED SIX AND 83/100 DOLLARS
7 ($445,706.83), PLUS APPLICABLE TAXES AND FEES, FOR
8 CONSTRUCTION MANAGEMENT SERVICES FOR THE LITTLE
9 ROCK ZOO'S 2022A BOND PROJECT; AND FOR OTHER PURPOSES.

11 WHEREAS, the City's Bid Event No. 2224 was issued for the selection of an Agency Construction
12 Manager to provide complete Construction Management Services for the Little Rock Zoo's 2022A Bond
13 Project; and,
14 WHEREAS, pursuant to the Bid, an authorized Selection Committee selected Alessi Keyes
15 Construction from the three (3) candidates submitting proposals, and a recommendation to award the Zoo
16 Bond Project to Alessi Keyes Construction was submitted to the City Manager for approval; and,
17 WHEREAS, Alessi Keyes Construction has the required professional skill and judgment, and is
18 willing to work with the City, in a relationship of trust and cooperation, to ensure the Zoo 2022A Bond
19 Project is completed within the established budget, within schedule and in accordance with Arkansas
20 State Law and the City's approved construction Contract Documents at a cost not to exceed Four Hundred
21 Forty-Five Thousand, Seven Hundred Six and 83/100($445,706.83) plus applicable taxes and fees.
22 NOW, THEREFORE,BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE CITY
23 OF LITTLE ROCK,ARKANSAS:
24 Section 1. The Board of Directors hereby authorizes the City Manager to execute a Construction
25 Management Services Agreement with Alessi Keyes Construction for the Zoo 2022A Bond Project in an
26 amount not to exceed Four Hundred Forty-Five Thousand, Seven Hundred Six and 83/100 ($445,706.83)
27 plus applicable taxes and fees.
28 Section 2. Funding is available from the Zoo 2022A Bond Project, Account No. 332659-72502-
29 B65D016.
30 Section 3. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
31 word of this resolution is declared or adjudged to be invalid or unconstitutional, such declaration or
32 adjudication shall not affect the remaining portions of the resolution which shall remain in full force and
33 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
34 resolution.

1 Section 4. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
2 with the provisions of this resolution, are hereby repealed to the extent of such inconsistency.
