Property Description
A part of the W1/2 of the SE1/4 and a part of the SW1/4 of the NE1/4, Section 36, T -2-N, R -14-W, City of
Little Rock, Pulaski County, Arkansas being more particularly described as follows:
BEGINNING at the NE Corner of Lot 2, Arkansas Systems Office Park, to the City of Little Rock, Pulaski County,
Arkansas thence S 88°00'08" E, 585.01 feet to the East line of the SW1/4 of the NE1/4 of said Section 36;
thence S 01'11'59" W, along the East line of the SW1/4 of the NE1/4 of said Section 36 for a distance of
222.89 feet to the NE Corner of the NW1/4 of the SE1/4 of said Section 36; thence S 01'33'36" W, along the
East line of the NW1/4 of the SE1/4 of said Section 36 for a distance of 1006.01 feet to the North Right of
Way line of Arkansas Systems Drive; thence N 88'00'37" W, along said North Right of Way line, 252.95 feet;
thence along said North Right of Way line along a curve to the right having a radius of 447.46 feet, an arc
length of 199.71 and a chord bearing and distance of N 75'13'26" W, 198.06 feet; thence N 62'26'16" W, along
said North Right of Way line, 166.64 feet; thence N 02'01'50" E, 1113.16 feet to the POINT OF BEGINNING,
containing 16.343 Acres (711,911 Sq. Ft.) more or less.
A portion of the Property shown hereon appears to be in the designated 100 Year Flood
Plain according to Flood Insurance Rate Map, Pulaski County, Arkansas Unincorporated
Areas Zane AE, Community Panel Number 051790264 D, Map Revised: October 19, 2001.
City of Little Rock Public Works and FEMA have advised that Floodway does exist on
this property, however due to an apparant mapping error, it was not shown on the
current FIRM. The limits of the Floodway may be provided at a later date when this
information is made available.
