This property is shown as Mixed Commercial Industrial on the Land Use Plan. Current uses are a junk /salvage yard and auto sales. The requested uses are: all C-4 permitted uses; beauty and barbershop; tanning salon; and automobile salvage yard. Barber\beauty shops and E tanning salons are by right in C-1, and a junk or salvage yard is permitted in 1-3. A site plan was submitted showing existing buildings and proposed buildings. One proposed building is to be built on an existing slab at the western property line. Staff feels that the minimum setback should be 15' on side property lines. The proposed front setbacks, as " stated by applicant, 90' and 105' are adequate. Buffering and landscaping is required on the side yard for vehicle use areas.'
