Attached are the PCD, application, affidavit and filing fee for the above referenced project. As we
discussed on the phone, the owner of the property wishes to redevelop the property from the existing
single-family home to commercial uses with a tire store and possibly other similar uses in the future.
The property contains 3.07 acres and is located on the south side of Baseline Road just west of Dailey
Drive. The property is surrounded by commercial and office development particularly to the west near
the intersection of Baseline and Chicot Roads. The traffic counts and frontage on Baseline Road make
this a prime location for this business and similar type users.
Baseline Road is shown as an arterial street on the Master Street Plan and is currently afive-lane street
with sidewalks on both sides. This property is relatively flat and sets up well for commercial users. The
property currently has all utilities available.
