Based on our meeting with your office on April 14th we are submitting this application for a Planned Commercial District
under the requirements of a PZD according to City of Little Rock Ordinance Article VII, Sections 36-451 through 36-461 in
accordance with the requirements contained therein.
A brief description of the Project is as follows:
The parcel is a triangular lot at the corner of Hermitage and Chenal approximately 5,848 square feet in area. The lot is
generally non-conforming to the surrounding commercial uses, however is sufficient for the purposes of our client who intends
to construct a drive thru only coffee shop on the premises with single lane access along Hermitage on the southeast side of
the property and single lane access exiting on the southwest side of the property. Surrounding property zoning designations
include C-3 Commercial as well as PUD and PCD parcels. Please refer to Civil Engineering drawings provide by CivilTech
Professionals as part of this submission. Per the requirements of a PZD application we are not requesting any variances from
the City of Little Rock Ordinances.

refer to attached Civil Engineers drawings for additional information.
