It is an existing multi -family apartment building located on lower Kavanaugh. Our building is on a section of Kavanaugh with several other multi -family properties and is a couple of blocks away from a commercially zoned area that houses businesses including the former Onyx coffee shop, the Oyster Bar, a gas station, and Pizza D'action. We are requesting a re -zoning to allow for STR at our property. We have been operating as an STR with no neighbor complaints and a proven record of success in managing an STR. We currently have 300 5-star reviews from guests. The benefit of a platform like Airbnb is that we have some control over which guests are allowed to stay with us and we are very mindful of only allowing guests who are respectful of our property, our long- term tenants and our neighbors. One of us is also on property multiple times during the week which helps us keep a close eye on things. We use STR personally when traveling and have found this is an excellent way for visitors to experience our city at a more personal level as they are in the heart of a neighborhood. I've had multiple guests who have stayed with us while visiting Little Rock to explore a move here or to find a home in the area. Our guests also include UAMS patients and visitors who want a comfortable location while undergoing treatment or visiting a family member as well as business professionals who want a full kitchen and the use of laundry while in town for work. We did not purchase this property with the intent to run an STR but as the market tightened on long-term renter availability, we decided to explore this option as an alternative to the traditional renter and to help us with rising tax and maintenance costs. If the market changes, we can easily convert these units back to traditional rentals. This is a buy -and -hold property we plan to maintain and invest in as we love this area and believe in the value and history of the Hillcrest neighborhood. Parking: This property utilizes street parking directly in front of the building and on both sides of Kavanaugh. Single-family homes located across the street have alley access and back parking so street parking is used solely by our tenants and guests and open spaces are always available. We are proposing no changes to the building or exterior structure. This property is already equipped for the purpose of running an STR.
