N RE: Planning Application

Lyon College Institute for Health Sciences Campus
Please find attached the Rezoning Application for this project. This request applies to the area
generally containing approximately 25.7 acres located north and east of world avenue, south of
east second street and west of John Street. A plan and legal descriptions area attached.
N Please make note of the following items requested as part of the application:
1. Update the current POD for additional buildings and uses.
a. The project includes the redevelopment of the existing Heifer International
campus into a Dental and Vet College campus. It includes a series of new
streets and extensive site development, and construction of 5 new buildings:
i. Dental School
ii. Vet School
iii. East Parking Deck
iv. West Parking Deck
v. Student Center (expansion of existing building)
vi. Renovation of 2 floors of the existing Heifer Headquarters Building.
W 2. Replat the property with new property/ lot lines and road right of ways.
3. Initiate a building permit review process that could help expedite the final review of the
permit documents.

The project falls within the Presidential Overlay District. The existing Heifer Headquarters
LLJ building is 84'-Y tall with 4 stories, which exceeds the Overlay District limits (see below). Some
of the proposed buildings exceed the height limitations of the District. However, none of the

proposed buildings exceed the height of the Heifer Headquarters building, which has set a
precedent for height and density for the campus.
