Austin ADDRESS: 1402 Commerce COA REQUEST: Demolition of garage, north section BACKGROUND AND ANALYSIS: This request is for the demolition of a two -storied garage at 1402 Commerce, which were apartments on the second and garage on the ground level. The outbuilding, southwest of the main structure, is located alongside the alley. The roof has collapsed into the structure. The structure has been on the city's "Listing of Unsafe/Vacant Structures" since 1993, as category 2, which "is deteriorated to a level that isn't economically feasible to rehabilitate." The subject property is connected to the outbuilding at 1410 by means of a common wall. The south section's demolition was approved in 1994 but was never demolished. A COA application was filled out in 1994 by the owner of 1402 Commerce for the demolition of 413 and 415 East 14th Street, two outbuildings on the property. The former, located due west of the main structure and fronting 14th, is a two -storied brick apartment; the other (415 E. 14th) is a two -storied garage/apartment located south of 413 and subject of this request. It is assumed that the application was never acted upon as the file lacks: property owner notification, photographs and action signature; and there are no minutes of this structure before the commission. The subject property is located south of 1-630, on the southwest corner of Commerce and 14th streets; there are two other outbuildings on this property. On the same block are the surrounding land uses: south are three vacant lots, a single-family structure and an apartment; west are five single-family structures and an apartment. There are approximately five outbuildings on the block's north end. NEIGHBORHOOD REACTION: None to date STAFF RECOMMENDATION: It is staff recommendation that the request for demolition of the north section be approved as submitted due to its deteriorated condition.
