HomeMy WebLinkAboutCover LetterYearyLindsey Architects June 13, 2023 Mr. Romie Price Department of Planning and Development 723 West Markham Little Rock, AR 72201 Re: Felton Rhodes Variance Request 5723 Hawthorne Road Little Rock, AR 72207 Dear Mr. Price, Please find attached our submittal to the Little Rock Board of Adjustments requesting a variance to allow the crossing of the front and side yard setbacks, as well as increased rear yard coverage at 5723 Hawthorne Road. Our request is based on our client's desire to make several small improvements across the property. He would like a larger and more livable front porch that better suits the proportions of the front elevation of the house, and as such is requesting a reduced front yard setback of 23'-3". Additionally, our client would like to cover an existing grilling deck with a small roof. As the grilling deck currently projects into the side yard, a roof improvement will also require a variance to the side yard setback. We do not plan to expand the existing footprint of the deck. Finally, our client hopes to expand the existing garage to allow for more storage space. We are requesting a variance to increase the allowable rear yard coverage from 33% (as currently built) to 39.5%. All additions to the garage will remain 6'-0" off the primary house structure, with the exception of a covered, unenclosed walkway between the garage and back porch. We are hoping to fulfill our clients' desire to have a more functional long-term residence while incorporating designs that increase the home's street appeal. Given the restricted lot size and our desire to work with existing structures, we believe variances to the front/side yard setbacks and to the allowable rear yard coverage are a reasonable request.
