Staff Analysis: Z-6725 Robert Thomas and Jane Evans 1800 Foreman Drive Lot 12, Lakeside Heights R-2 A variance is requested from the area regulations of Section 36-254 to permit a deck addition with a reduced rear yard setback. The property backs up to a lake and open space and should not impact adjacent properties. Single Family Single Family The R-2 zoned property located at 1800 Foreman Drive is occupied by a single-family residence. Due to the slope of the property, the house has the appearance of one story from the street and two stories from the rear. The applicants propose to construct a deck addition onto the rear of the house, tying onto an existing deck at the upper level. The new deck will have a rear yard setback of 18.5 feet. The Code requires a rear yard setback of 25 feet for this lot. Staff believes the variance request to be reasonable. This property backs up to a lake and open space. There are no properties directly behind the site which could be impacted by the reduced setback. The deck will be uncovered and unenclosed. Due to the design of the deck, only a small August 30, '1999 Item No.: 5 (Cont.) area will actually intrude into the 25 foot setback. The deck addition will exceed all other required setbacks. C. Staff Recommendation: Staff recommends approval of the requested rear yard setback variance as filed. (AUGUST 30, 1999) The applicant was present. There were no objectors present. Staff presented the item and a recommendation of approval. The applicant offered no additional comments. The item was placed on the Consent Agenda and approved by a vote of 4 ayes, 0 noes and 1 absent. 2
