Justification: Applicant's Statement: This
proposal is submitted in order to
obtain a zoning variance for a
setback of 4 feet on the right side
of the existing residence located
at 5505 North Grandview, (Heights
area) Little Rock, Arkansas. The
existing setback is currently 7
feet and 6 inches from the property
line. The new kitchen design would
be impossible without taking
additional footage from the side
yard for expansion.
The following are the reasons for
this variance request:
• To provide a new kitchen, bath,
and bedroom area for an elderly
single resident of this house.
■ Remodeling would be impossible
without such a zoning variance.

A. Public Works Issues:

B. Staff Analysis:
The R-2 zoned property located at 5505 N. Grandview Road is
occupied by a one-story, brick and frame, single-family
residence. The applicant proposes to remodel the home,
including a redesign of the kitchen, bathroom and bedroom
area. Two small additions are proposed. The addition onto
the west side of the house will result in a side yard
setback of 4 feet. The code requires a side yard setback of
8 feet for this lot.
Staff believes the variance request to be reasonable. The
variance involves only a minor addition to the -house and
should not impact adjacent properties. The house on the lot
adjacent to the west has a side yard setback of 8± feet,
providing adequate separation between structures.
C. Staff Recommendation:
Staff recommends approval of the side yard variance to allow
a reduced side yard setback of 4 feet on the west side as
proposed.

The applicant was present. There were no objectors present.
Staff presented the item and a recommendation of approval.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved by a vote
of 5 ayes, 0 noes and 0 absent.
