We are requesting a variance to allow us to build into the existing driveway easement approximately 4', as shown in the attached surveys. The scope of the project includes widening the existing driveway and building a new 2 car garage in the same location as the current carport. It should be noted that there is a 16' ingress and egress easement which is a paved road as well as a 32' driveway easement. The proposed wider driveway and 2 car garage would be only partially inside of the existing driveway easement, requiring less than 3% of the entire easement, with no impact on neighbors, foot or vehicle traffic, and will not be an unattractive disruption to any party. It will improve the property value and appearance of the home and lot. The home and existing carport sits elevated on a hill approximately 5' above the street grade below. The portion of the lot within the driveway easement is sloped dramatically and generally not suitable for building without extensive groundwork. We believe the combination of the front slope of the lot and the unusual driveway easement are sufficient grounds for a variance to allow a small portion of the structure and driveway to impede into the driveway easement.
