Justification: Applicant's Statement: We are
requesting a zoning variance at 9
Beverly Place to allow an
encroachment of 4 feet into the
south side yard setback of 7 feet
for the purpose of constructing a
drive-through porte cochere.
This is a new residence being
constructed on a 70'-0" wide lot.
The porte cochere will serve as the
carport.
The residence, currently under
construction, will be painted brick
with case stone trim. The scale
and proportions are designed to fit
in with existing residences
surrounding the new house. The
porte cochere structure complements
the scale of the two story piece
and is reminiscent of other "old
house" carport structures. The
roof of the porte cochere will be
hipped and made of concrete the
with a 12" overhang. We feel this
addition will blend well with the
current architectural context.

Single Family home
A new single family home is currently being constructed on
the R-2 zoned property located at #9 Beverly Place. This
large, new residence meets all required setbacks with one
minor exception. A 20 foot wide porte cochere is proposed
on the south side of the residence. The porte-cochere will
have a side yard setback of 3 feet. The code requires a
side yard setback of 7 feet for this lot.
Staff believes the variance request to be reasonable. The
encroachment is for only 20 feet of this 205 foot deep lot.
The porte cochere will be unenclosed other than at the point
it adjoins the house. The structure will have a 3 foot
setback with a 12 inch overhang, allowing adequate space for
construction and maintenance of the structure without
encroaching on the adjacent property. A driveway on the
property adjacent to the south separates the home on that
lot from the proposed home on the applicant's property.
C. Staff Recommendation:
Staff recommends approval of the requested side yard setback
variance for the proposed porte cochere subject to the porte
cochere remaining open and unenclosed on all sides other
than at the point it adjoins the house.

substantially completed in a timely manner.
A motion was made to waive the Board's Bylaws and to accept the
notices as completed by the applicant. The motion was approved
by a vote of 5 ayes, 0 noes and 0 absent.
The applicant offered no additional comments.
The variance request was placed on the consent agenda and
approved as recommended by staff. The vote was 5 ayes, 0 noes
and 0 absent.
