Justification: The screened room will be built over the existing paved patio and connected to the house by a covered walkway. Utilizing the paved patio reduces the separation between structures. Staff Analysis: The R-2 zoned property located at #5 Westbrook Circle is occupied by a split-level, brick and frame, single family residence. The owner of the property proposes to construct a detached, screened patio room behind the house. The structure will be built over the existing patio and will be separated from the house by 4 feet. A screened breezeway will extend between the two structures. The Code requires 6 July 26, 1999 Item No.: 5 (Cont.) feet of separation between the principal structure and any accessory structures. Staff believes the variance request to be reasonable. The proposed screened room exceeds all required setbacks from property lines. -The structure is to be built over the existing paved patio and would be permitted by -right if it was actually attached to and made a part of the principal structure. A major reason for requiring 6 feet of separation is to provide unimpeded access by firemen to all structures. This relatively small, 10, X 161, screened room does not present any access problems. The design of the structure itself, wood frame with screen walls, lends itself to ease of access as well. The structure is located directly behind the house and will only be visible from 1 to 2 other properties. C. Staff Recommendation: Staff recommends approval of the requested separation variance as filed. BOARD OF ADJUSTMENT: (JULY 26, 1999) The applicant was present. There were no objectors present. Staff presented the item and a recommendation of approval. The applicant offered no additional comments. The item was placed on the Consent Agenda and approved by a vote of 5 ayes, 0 noes and 0 absent. 2
