Markham Street Little Rock, AR 72201 RE: Lot 2R Circustrix Addition Non -Residential Zoning Variance Mr. Thrower, Attached are the application, affidavit, site plan, and filing fee for the above referenced project. This project is located at 10621 Colonel Glenn Road and contains approximately 1.07 acres. The parcel of land is currently zoned CA. Currently the property is undeveloped. The owner has a user that would like to construct a 4,300- sf building and covered canopy as shown on the attached site plan. Due to the narrow shape of the property, the owner respectfully requests two variances. The first variance is for a 25 building setback along the west property line adjacent to Talley Road. The second variance is for the driveway spacing along Talley Road. The user would like the ability for cars to exit the site without driving south to exit the site and turn back north on Talley Road. Please place this item on the next available Board of Adjustment agenda. Please do not hesitate to call if you have any questions or require additional information.
