Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted to this email address for review. RE: KustomMade Properties – Mini Storage – PD-C (Z-9117-A) 2501 S. State Street Development Staff Comments: 1. Show dumpster location on site plan. Any dumpsters on the site must be screened as per Section 36-523 of the City’s Zoning Ordinance. a. See attached site plan. 2. Will the property be fenced/gated? Will there be a key code to access property? a. The property can not be gated because it share access with the apartments next to it. However, on the north and east sides of the property there is already a gate. b. There will be key code access to the property for the owners of the storage units. c. During business hours (8 am- 5:30 pm) there will be a staff member on site to sell new units or help with any other questions. If an existing owner needs to access their unit from the rear of the building under the awning will be a coded access panel that will allow them entrance. On the front and the rear of the building, as well as the side stairway doors will be a code access box that can be used during the hours of 8:30 am – 11 pm. Between 11 pm and 8:30 am the building will be completely locked to everyone except building owners and management. 3. All signage must comply with Section 36-555 of the City’s Zoning Ordinance (signs permitted in commercial/office zones). a. OK, a sign will be placed on the front door. 4. Any site lighting must be low-level and directed away from adjacent properties. a. This is already confirmed as the previous company had lights on the building and they are low-level LED and directed away from adjacent properties. 5. Provide information on the building’s access: existing doors, loading/unloading areas. a. There are 4 ways to enter the building. Front and rear access, as well as two stairway entrances on the sides of the building. b. The only loading and unloading areas will be in the rear of the building or the south stairway access for smaller items. 6. Please submit the days and hours of operation. a. Days and hours of operation are: We operate 7 days a week with the following work schedule for onsite staff.. Sunday: 10 am- 2 pm Monday: 8 am – 5:30 pm Tuesday: 8 am – 5:30 pm Wednesday: 8 am – 5:30 pm Thursday: 8 am – 5:30 pm Friday: 8 am – 5:30 pm Saturday: 8 am – 5:30 pm b.
