Variances are requested from the
area regulations of Section 36-254
to permit construction of additions
with reduced side and front yard
setbacks.
Applicant's Statement: I am _
entering this request for a change
in variance to allow for the
expansion of my personal residence
to accommodate the needs of our
family. At present we are
proposing the addition of a master
bedroom, kitchen and dining room on
the main living area and a garage
and storage/workshop area on an
enclosed lower level. As well as
covered but not enclosed porch to
the front of the residence.
To facilitate this construction it
is necessary to extend the present
foundation out to the rear of the
residence approximately 24 -feet on
the northwest side of the residence
and 20 -feet to the northeast side
of the residence. The lot in
question is a very narrow lot 50 -
feet in width but very long
approximately 190 -feet from front
to back. The present structure is
constructed at a slight angle to
the boundary lines of the lot and
this is what is requiring the
variance.
Once the extension to the present
structure are completed, the
northwest corner of the residence
will be approximately 4 -feet from
the west side property line. The

B. Staff Analysis:
is less than the 5 -feet from the
existing property line, and as we
will be doing some remodeling on
the east side but not moving any
farther to the east, we will be
requiring a variance for this as
well. As the city code requires a
minimum of 5 feet from the property
line, I am requesting a variance.
Also, the front porch will be
approximately 23 feet from the
front property line, which is less
than the 25 -foot minimum setback
and will require a variance.
My wife and myself really enjoy our
present neighborhood and feel the
additions we are proposing will
increase the value of not only our
home, but also our neighborhood
with only the above few variances
required.

The R-2 zoned property located at 4320 Kenyon Street is
occupied by a small, one-story, brick and frame single-
family residence. The applicants propose to substantially
remodel the home including the construction of additions
onto both the front and rear of the house. The porch
addition on the front will result in a front yard setback of
23 feet. The Code requires a front yard setback of 25 feet
for this lot. Due to the angle of the house in relationship
to the lot lines, the additions to the rear and front will
result in side yard setbacks of 4 feet. The Code requires a
side yard setback of 5 feet for this property.
Staff believes the variance requests to be reasonable. The
addition to the front is a covered but unenclosed porch
which will extend the entire width of the house. The
reduced setback is for only a corner of the porch. Due to
the angle of the front property line, the front yard setback
varies from 23 feet to 35 feet. The porch will be set back

31 feet from the curb of the street at its closest point.
This minor variance should have no impact on adjacent
properties or on traffic in the street. The minor side yard
intrusion is for a corner of the porch. This slight
reduction in the side yard should not impact adjacent
properties.
Because of the slope of the property, the addition to the
rear will be two levels in height. A master bedroom and
dining room will occupy the main level and a garage and
workshop/storage area will be on the lower level. Due to
the angle of the house on the lot, the side yard setback
will vary from 6.2 feet to 4 feet. The reduced setback is
for only a small portion of the addition. This minor
variance should have no impact on the adjacent property.
C. Staff Recommendation:
Staff recommends approval of the. requested front and side
yard setback variances subject to the porch addition -
remaining open and unenclosed other than at the point it
adjoins the house.

The applicant was present. There were no objectors present.
Staff presented the item and a recommendation of approval subject
to the porch addition remaining open and unenclosed other than at
the point it adjoins the house.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved as
recommended by staff. The vote was 3 ayes, 0 noes, 1 absent and
1 open position.
