Z-6565 Tony and Anne Weaver 1810 Alberta Drive Lot 76, Section "C", Sheraton Park Addition R-2 Variances are requested from the area regulations of Section 36-254 and the building line provisions of Section 31-12 to permit a porch addition with a reduced front yard setback and which crosses a platted building line. Applicant,s Statement: We would like to build a porch on to the front of our house. Due to the steep slope of our yard, it is impractical to build on to the back of our house. The 25 foot building setback lies 6 inches in front of our house. There is an additional 8 feet between the street and the front of our property that we feel is unlikely to be used for street expansion. (We live on a residential street only three blocks long, connecting two other residential streets.) The porch we are planning to have built is a 9' X 14, open porch with two support columns. Single Family Single Family September 28, 1998 Item No.: 8 (Cont.) B. Staff Analysis: The R-2 zoned lot located at 1810 Alberta Drive is occupied by a one-story, brick, single-family residence. The applicants propose to construct a 9 foot by 14 foot, unenclosed porch addition onto the front of the house. The addition will cross a platted 25 foot building line and will result in a front yard setback of 16 feet. The Code requires a front yard setback of 25 feet for this lot. Staff believes the variance request is reasonable. The porch addition will be unenclosed, basically a roof supported by two posts. The house has a small, uncovered stoop at the entrance. The porch will have a setback from the street of 24± feet and should not create any sight - distance hazard. Although the porch addition is somewhat out of character with other homes in the area, it should not have a negative impact on adjacent properties. Should the Board approve the building line variance, the applicant will have to do a one -lot replat reflecting the change in the building line. The applicant should review the filing procedure with the Circuit Clerk's Office to determine if the replat requires a revised Bill of Assurance. C. staff Recommendation: Staff recommends approval of the requested building line and front yard setback variances subject to compliance with the following conditions: 1. A one -lot replat reflecting the change in the building line as approved by the Board. 2. The porch is to remain unenclosed other than at the point it adjoins the house. BOARD OF ADJUSTMENT: (SEPTEMBER 28, 1998) The applicant was present. There were no objectors present. Staff presented the item and a recommendation of approval subject to compliance with the following conditions: 1. A one lot replat reflecting the change in the building line as approved by the Board. 2. The porch is to remain unenclosed other than at the point it adjoins the house.
