A variance is requested from the
area regulations of Section 36-254
to permit construction of a new
residence with a reduced rear yard
setback.
Due to the configuration of the
lot, the house proposed will not
fit without a rear yard variance.

#11 Pinnacle View Cove is located in Cypress Point, a newly
developed phase of The Ranch. The lot is undeveloped as are
all of the other lots in the immediate vicinity. Pinnacle
View Cove is located on a peninsula protruding into a small
lake. This R-2 zoned lot is pie -shaped, being 60 feet wide
at the street and 183+ feet wide at the rear. The
applicants propose to construct a large single-family home
on the lot. Due to the narrow lot frontage, the house has
been moved more toward the rear of the property. This
movement was necessary to maintain required side yard
setbacks and to accommodate a side loaded garage. The
resulting rear yard setback is 15 feet. The Code requires a
rear yard setback of 25 feet for this lot.
Staff believes the variance request to be reasonable. The
resulting 15 foot rear yard setback should have no impact on
adjoining properties since the lot backs up to a lake.
There will be no development behind this property. All
other required setbacks are either met or exceeded. Ranch

lake, has approved the proposal.
C. Staff Recommendation:
Staff recommends approval of the requested rear yard setback
variance.

The applicant was present. There were no objectors present. The
Board was informed that one telephone call had been received in
opposition. Staff offered a recommendation of approval.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved by a vote
of 4 ayes, 0 noes and 1 absent.
