Justification: Applicant's Statement: We are
updating and remodeling our home to
include an entryway as the front
entrance now is through the living
area.
In order to keep the existing style
and architecture of our home, we
had plans drawn by an architect.
The new entryway took up space in
the existing dining room. The
newly added dining room space
extends slightly over the building
line because the lot line slants
and the existing lot is quite
narrow.
We feel the plan for the new house
keeps the style and charm of the
existing home which is typical of
many homes in Hillcrest. We like
the old style that Hillcrest has
and would like to improve our home
while maintaining its historic
design.

The R-2 zoned property located at 3922 South Lookout is
occupied by a one-story, brick and frame, single-family
residence. The applicant's propose to remodel the home
including the addition of an entryway and added dining room
space. The proposed addition will have a side yard setback
of 5 feet and will maintain the existing front yard setback
of 21.5 feet. The Code requires a side yard setback of 8
feet and a front yard setback of 25 feet for this lot.
Staff believes the variance requests to be reasonable. The
side yard variance is very minor, only a corner of the
proposed addition. The proposed 5 foot setback is not out
of character with development in the area. Although the
lots in the Doyle Park Addition, immediately surrounding the
site, range from 60 to 80 feet in width, the majority of
lots in the larger Hillcrest/Pulaski Heights Addition are 50
feet in width, requiring side yard setbacks of only 5 feet.
The home now has a front yard setback of 21.5. Maintaining
the same setback for the new addition is reasonable and is
compatible with other homes in the area. The addition will
set back approximately 31 feet from the edge of the street.
C. Staff Recommendation:
Staff recommends approval of the requested side yard and
front yard variances.

Staff presented the item and a recommendation of approval.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved by a vote
