Variance Requested: Variances are requested from the
area and separation regulations of
Section 36-156 to permit placement
of a freestanding carport with

Justification: Applicant's Statement: We want to
install a twenty by nineteen foot
aluminum carport in order to
accommodate our two vehicles. The
carport will look professional and
add value to our home. We believe
it will also enhance the properties
of our neighborhood.
The support posts will be anchored
in concrete which may be removed if
an owner in the future wishes to
remove the carport.
The carport will be well within the
boundaries from the curb, and the
adjoining neighbors have already
signed the notice form. In
addition, the adjacent property
owners have a full ten feet of
easement from the edge of their
home.

B. staff Analysis:
The R-2 zoned property at 8806 Mayflower Road is occupied by
a split-level, brick and frame, single-family residence.
The home is similar to many in the neighborhood in that it
was built without any covered parking, carport or garage. A
concrete parking pad is adjacent to the house. The
applicant proposes to place a freestanding metal carport
over the concrete parking pad. The carport will have a
front yard setback of 26 feet, a side yard setback of 1 foot
and will be located within inches of the house. The Code
requires accessory structures to have a front yard setback
of 60 feet, a side yard setback of 3 feet and to be
separated from the house by at least 6 feet.
Staff believes the variance request to be reasonable. The
carport will be placed adjacent to the house, under the
house's eave, and will almost have the appearance of being
attached to the house. The carport will maintain the same
front yard setback (26 feet) as the house. The separation
requirement is typically a result of fire safety concern.
The proposed carport is constructed of aluminum and is open
on all sides which should address those concerns. The
outside posts of the carport will set back 1 foot from the
side property line.with only a 2 inch overhang. There is
adequate room for placement of guttering to prevent any
water run-off onto the neighboring property. The house on
the adjacent lot has a side yard setback of 10-12 feet,
providing adequate separation between structures. The
carport will be placed over an existing paved vehicle
parking area.
C. Staff Recommendation:
Staff recommends approval of the requested side yard, front
yard and separation variances subject to compliance with the
following conditions:
1. Guttering is to be installed on the carport to prevent
water run-off onto the adjacent property.
2. The carport is to remain open and unenclosed on all sides
other than at the point it adjoins the house.
BOARD OF ADJUSTMENT:

The applicant was present. There were no objectors present.
Staff presented the item and a recommendation of approval subject
to compliance with the following conditions:
1. Guttering is to be installed on the carport to prevent water
run-off onto the adjacent property.

2. The carport is to remain open and unenclosed on all sides
other than at the point it adjoins the house.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved as
recommended by staff by a vote of 5 ayes, 0 noes and 0 absent.
