Public Works Issues: No issues B. Staff Analysis: Z-6539 Dr. Barbara Morris #6 Hickory Creek Cove Lot 6, Hickory Creek Subdivision R-2 A variance is requested from the area regulations of Section 36-254 to permit construction of an addition with a reduced rear yard setback. The proposed addition will match the home's existing setback which is architecturally and visually more desirable. Single Family Single Family The R-2 zoned property at #6 Hickory Creek Cove is occupied by a one-story, brick and frame, single family residence. The residence currently has a rear yard setback of 19.7 feet. The Code requires a rear yard setback of 25 feet. The home was constructed at a time that the Planning Director had authority, under Section 36-156(a)(2)(a), to grant a variance from the setback provisions of up to twenty-five percent of the Ordinance requirement. That percentage has subsequently been reduced to ten percent. The applicant desires to construct an addition onto the house, maintaining the existing 19.7 foot rear yard setback. Such a reduction now requires Board of Adjustment approval. Staff believes the variance request to be reasonable. The home backs up to a large common area and a lake. The nearest home behind this house is approximately 300 feet across the lake. Allowing the proposed variance will have August 31, 1998 Item No.: 5 (Cont. no impact on adjacent properties. The proposed variance is for only 5+ feet of a small addition. The proposed addition does extend into a portion of the lot which is shown as "natural area."
