Country Club Blvd. Lot 52, Forest Heights Place R-2 A variance is requested from the area regulations of Section 36-254 to permit a carport addition with a reduced rear yard setback. The house has no covered parking. There is no place else on the lot to construct a carport. Single Family Single Family The R-2 zoned property at 5722 N. Country Club Blvd. is occupied by a one-story, brick and frame single-family residence. The applicant proposes to construct a carport addition onto the north end of the residence. The carport addition will result in a rear yard setback of 5 feet. The code requires a rear yard setback of 25 feet for this lot. The lot has a platted 7.5 foot side yard on the Pierce Street side. The carport addition will maintain that 7.5 foot side yard setback. Staff believes the variance request to be reasonable. The home currently has no covered parking. It appears that the original carport has been enclosed and made a part of the home's living space. The lot adjacent to the north is also occupied by a single family residence. There are no structures on this adjacent lot within 25-30 feet of the applicant's proposed carport addition. The area proposed for the carport addition is now currently being used for parking. The addition will be built over the existing July 27, 1998 Item No.: 5 concrete parking slab. Allowing the proposed carport should have no effect on adjacent properties. C. Staff Recommendation: Staff recommends approval of the requested rear yard setback variance to allow the proposed carport addition. HOARD OF ADJUSTMENT: (JULY 27, 1998) The Chairman identified this item for public hearing and asked that staff present it recommendation. Richard Wood of staff briefly identified the subject and the requested variance. Wood pointed out that there were no remaining issues on this request and that the staff recommended its approval. The Hoard determined it appropriate to place this item on the Consent Approval Agenda.
