Variances are requested from the
appearance provisions of Section
36-353 to permit wall signs which
exceed 25 square feet in area, the
lettering provisions of. Section
36-353 to permit sign lettering
which exceeds standards and the
on -premise provisions of Section
36-557 to permit a wall sign
without direct street frontage.
The proposed signs -are necessary to
provide visibility for the proposed
restaurant. The signs, as
designed, will be compatible with
the festive atmosphere of the River
Market District.
Vacant Commercial Building
Restaurant/Bar
The applicant proposes to open a new restaurant, 6 Bridges
Bar and Grill, in the GB zoned building located at 107 S.
Commerce Street. The restaurant will occupy the southern
half of the building which is located at the southeast
corner of East Markham and Commerce Street. The building is
currently being remodeled for the restaurant. The property
is located within the River Market District and is subject
to the standards of the River Market Design overlay
District. The applicant is proposing two wall signs for the

restaurant, one facing Commerce Street and one on the south
wall of the building, facing an alley and a parking lot.
The signs are each 120.75 square feet in area. Section 36-
353(3)(b)(1) of the River Market Design Overlay Standards
states that signs are not to exceed 25 square feet in area.
Section 36-353(3)(c) states that lettering is not to exceed
1 foot 6 inches in height, not to exceed three quarters of
the height of the sign and is not to exceed sixty percent of
the area of the sign. The signs proposed by the applicant
have lettering which exceeds all of those standards. The
sign on the south wall does not face directly to a street.
That sign faces a parking lot and is visible from East 2nd
Street and the freeway exit ramp. Section 36-557 requires
that wall signs must face required street frontage.
Staff believes the variance requests to be reasonable. The
River Market District Design Review Committee has reviewed
the request and has recommended approval of all variances.
A copy of the letter from the Committee in support of the
request is attached. The proposed signs should be
compatible with the festive atmosphere created by the River
Market District and should have no effect on adjacent
properties.
C. Staff Recommendation:
Staff recommends approval of the requested sign area,
lettering and wall sign location variances to permit the
signs as proposed.
BOARD OF ADJUSTMENT:
(JULY 27, 1998)
The Chairman identified item 4 for public hearing and asked staff
to present its recommendation. The Staff indicated that this
item was appropriate for placement on the Consent Agenda for
approval. The staff reported that the River Market Design Review
Committee had reviewed the issues contained in this request
dealing with the wall signs. At this point, staff has no further
comment except to offer its recommendation for approval of the
application as presented.
After a brief discussion, the Board determined to place this item
on the Consent Agenda for approval. A motion to approve the
approval produced a vote of 5 ayes, 0 nays and 0 absent. The
application is approved as submitted.
