PROJECT
THIS SITE IS TO BE DEVELOPED TO INCORPORATE A BUILDING OF
APPROXIMATELY 10,000 SQ. FT. FUTURE ADDITIONS COULD BRING THE
TOTAL TO APPROXIMATELY 19,000 SQ, FT. TOTAL SITE CONTAINS 9.35
ACRES, MORE OR LESS.
PARKING
PHASE I PARKING: 75 SPACES + 3 ACCESSIBLE SPACES = 76 TOTAL
SPACES
PHASE II PARKING: 62 SPACES + 2 ACCESSIBLE SPACES = 64 TOTAL
SPACES
(EACH PARKING SPACE IS 9'Wx 201)
ADA COMPLIANCE
THE REQUIREMENTS FOR ACCESSIBILITY WILL BE MEET FOR THIS
PROJECT WITH ACCESSIBLE PARKING SPACES.
SITE UTILITIES
EXISTING WATER, SEWER, ELECTRICITY AND GAS SERVICE ARE
AVAILABLE AT THE SITE. THE DESIGN AND LOCATION OF THESE
UTILITIES WILL BE COORDINATED WITH THE PUBLIC WORKS
DEPARTMENT, WASTEWATER UTILITY, CENTRAL ARKANSAS WATER,
GAS UTILITY AND ELECTRIC UTILITIES.
FIRE HYDRANTS WILL BE LOCATED INCONJUNCTION WITH THE NEW
WATER LINE SERVICING THE PROJECT. FIRE HYDRANT LOCATIONS WILL BE
COORDINATED WITH CENTRAL ARKANSAS WATER AND THE FIRE
DEPARTMENT.
LANDSCAPING
BUFFERS AS INDICATED WILL BE 40' WIDE AND ARE TO
REMAIN IN A NATURAL STATE. THE BUFFER FACING JOHN BARROW
ROAD WILL MAINTAIN THE HEALTHY MATURE TREES AND WILL HAVE
THE UNDERBRUSH REMOVED TO PROVIDE A VISUAL ACCESS TO FROM
JOHN BARROW TO THE INTERIOR OF THE SITE. THE LAWN AREAS WILL
BE PROVIDED WITH SOD AND WILL HAVE SELECTED TREES REMOVED TO
ALLOW FOR SPECIMEN TREES TO MORE FULLY DEVELOP, CREATING
MORE OF A PARK LIKE ENVIRONMENT. AREAS ADJACENT TO THE
BUILDING, PARKING AND ENTRANCE DRIVES ARE TO BE LANDSCAPED.
POND
CURRENTLY UNDER STUDY IS THE FEASIBILITY OF INCORPORATING A
POND ON THE SITE. THIS WILL BE DETERMINED BY THE WATER SHED
FOR THIS AREA AND IF THE EXISTING SOIL CONDITIONS ARE SUITABLE
FOR THE RETENTION OF WATER. PRELIMINARY INVESTIGATIONS
INDICATE THAT THIS WOULD BE AN EXCAVATION TYPE POND WITH
MINIMUM BERMS. THIS WATER FEATURE COULD POSSIBLY BE USED
FOR THE PROJECT'S GEO-THERMAL HVAC SYSTEM PLUS BE A VISUAL
ENHANCEMENT FOR THE SITE.
STORM WATER DETENTION
THE REQUIREMENTS FOR STORM WATER DETENTION WILL BE
INTEGRATED INTO THE SITE WORK, EITHER USING THE POND OR A
SEPARATE %TOLDING AREA TO BE DETERMINED.
RIGHT OF WAY IMPROVEMENTS
RIGHT OF WAY IMPROVEMENTS INCLUDING STREET PAVING, CURBS,
SIDEWALKS AND RAMPS SHALL COMPLY WITH THE CITY OF LITTLE
ROCK STANDARDS.
