A variance is requested from the
area regulations of Section 36-254
to permit construction of a carport
addition with a reduced front yard
setback.
The carport is needed for the
following reasons: personal
safety, ease of access to the home,
the carport is over the existing
parking site, protection from the
elements, added security for the
car.

The R-2 zoned property at 8817 Westwood Avenue is occupied
by an older one-story, single-family residence. The home
has no covered parking. The applicant currently parks on a
concrete driveway located in front of the house. The
applicant proposes to construct an 11.5' X 20' carport
addition on the front of the house. The resulting front
yard setback will be .7 feet. Section 36-254 requires a
front yard setback of 25 feet in the R-2 district. There is
no platted building line.
Staff is supportive of the requested variance. The carport
will maintain a 15 foot side yard setback on the east, well
exceeding the required 7.5 foot side yard setback. The open
carport will have a setback of 12 from the edge of Westwood
Avenue, providing adequate sight -distance for maneuvering.

The carport will be built over the existing paved driveway
and parking pad, an area which has been used for parking as
long as the home has existed. The only comment that staff
has is that the carport must be constructed with the gable
end facing the street so that water run-off does not fall
into the right-of-way. Allowing the reduced setback on the
front should have no impact on adjacent properties.
C. Staff Recommendation:
Staff recommends approval of the requested front yard
setback variance subject to compliance with the following
conditions:
1. The carport is to remain open and unenclosed on all
sides other than at the point it adjoins the house.
2. The carport is to be constructed with the gable end
facing the street so that water run-off does not fall
into the right-of-way.

The applicant was present. There were no objectors present.
Staff presented the item and a recommendation of approval subject
to the conditions noted above.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved as
recommended by staff by a vote of 5 ayes, 0 noes and 0 absent.
