Staff Analysis: z-6454 Rita Johnson 11908 Shady Ridge Drive Lot 107, Sandpiper Creek R-2 A variance is requested from the area regulations of Section 36-254 to permit construction of a new house with a reduced rear yard setback. The unusal shape of this lot, combined with the required 25 foot front and rear setbacks, greatly reduces the buildable area. Vacant lot Single Family home The applicant proposes to construct a new single family residence on the vacant, R-2 zoned lot located at 11908 Shady Ridge Drive. One corner at the rear of the house extends 5.8 feet into the required 25 foot rear yard setback. Staff believes the variance request to be reasonable. The lot is unusually shaped, being 145.51 feet deep on one side and only 84.58 feet deep on the other. Combined with the required 25 foot front and rear yard setbacks, the shallow depth on the one side of the lot limits the buildable area available. The encroachment involves only a small portion of one corner of the residence. This point intrusion should have no effect on adjacent properties. January 26, 1998 Item No.: 8 Cont. C. Staff presented the item and a recommendation of approval. The applicant offered no additional comments. The item was placed on the Consent Agenda and approved by a vote of 5 ayes, 0 noes, 1 absent and 3 open positions. 2
