Public Works Issues: Z-6436 City of Little Rock National Airport; leased to FAA 2601 David Grundfest Jr. Drive Part of the SE 1/4, SE 1/4, Section 7, T -1-N, R -11-W I-2 A variance is requested from the height restrictions of Section 36- 320 to permit construction of a 150 foot tall airport traffic control tower. The tower is needed to provide the latest state of art equipment and to improve air traffic operations. Address how the open channel is being re-routed and the amount of stormwater draining onto this site. B. Staff Analysis: The Federal Aviation Administration proposes to construct a new, 150 foot tall airport traffic control tower on the I-2 zoned property located at 2601 David Grundfest Drive. The code limits the height of buildings in the I-2 district to 45 feet. The site is located south of the terminal building on property leased from the Little Rock National Airport. The new tower is needed to improve air traffic operations and to provide the latest state of art equipment for the local controllers. Also included is a 12,000 square foot base office building and a parking lot. December 22, 1997 Item No.: 9 (Cont. Staff is supportive of the variance request. The proposed height is needed to allow for increased line of sight to the new runways and runway extensions. The tower is located within the airport boundary and should have no impact on adjacent properties. The Federal Aviation Administration has conducted the required aeronautical study and approved the location and height of the structure. C. Staff Recommendation: Staff recommends approval of the requested height variance subject to compliance with the following conditions: 1. Compliance with applicable FAA regulations 2. Compliance with Public Works Comments 3. Compliance with all applicable landscape requirements HOARD OF ADJUSTMENT: (DECEMBER 22, 1997) The applicant was present. There were no objectors present. Staff presented the item and a recommendation of approval subject to compliance with the following conditions: 1. Compliance with applicable FAA regulations 2. Compliance with Public Works Comments 3. Compliance with all applicable landscape requirements The applicant offered no additional comments. The item was placed on the Consent Agenda and approved as recommended by staff by a vote of 6 ayes, 0 noes, 1 absent and 2 open positions. 2
