A variance is requested from the
area regulations of Section 36-254
to permit construction of an
addition with a reduced rear yard
setback.
The new garage addition will
replace an existing, detached
garage which has the same setback.
The house is located farther back
from the front property line,

The R-2 zoned property at 5436 South Grandview is currently
occupied by a small, one-story brick and frame single-family
residence. The owners propose to remodel the residence by
adding a new, two story addition to the rear. The lower
level will contain a two car garage and the upper level will
be either a bedroom or a playroom. The addition will have a
rear yard setback of 6 feet. The code requires a rear yard
setback of 25 feet for this lot. There is currently an
older, detached one car garage and carport on the property
which will be removed. The existing garage structure has
approximately the same rear yard setback as the proposed new
garage addition.

Staff believes the variance request to be reasonable. The
existing house has a front yard setback of 38 feet, well
beyond the 25 feet front yard setback which is typical of
single family lots. The lot is unusually shaped, being only
113.8 feet deep on the side where the driveway and garage
are located. The location of the existing house and the
shallow depth of the lot combine to reduce the buildable
area available on the rear of the lot. The lot is 130 feet
wide across the rear lot line, leaving adequate open yard
space.
C. Staff Recommendation:
Staff recommends approval of the requested rear yard setback
variance.

The applicant was present. There were no objectors present.
Staff presented the item and a recommendation of approval.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved by a vote
