Public Works Issues: Z-6421 Steve and Judy Owens 7 Reynard Court Lot 4, Foxcroft Addition R-2 A variance is requested from the area regulations of Section 36-254 to permit construction of an addition with a reduced rear yard setback. The reduced rear yard setback is necessary to provide proper depth for a 2 -car carport without also encroaching into the required side yard setback as well. Single Family residence Single Family residence All driveways shall have concrete aprons per City Ordinance. H. Staff Analysis: The owners of the R-2 zoned property located at 7 Reynard Court propose to substantially remodel their home including constructing additions to the front and rear of the house and enclosing the existing carport. The addition to the rear will include a new two -car carport with storage. The proposed carport addition encroaches into the required rear yard setback by 8 feet, resulting in a rear yard setback of 17 feet. The code requires a rear yard setback of 25 feet. Staff believes the variance request to be reasonable. The reduced rear yard setback is only for the 24 foot width of the carport. This leaves adequate open rear yard area. The proposed additions meet or exceed all other required setbacks. The addition will be one-story in height and should have no impact on adjacent properties. The property to the rear is occupied by a single family home with a rear yard setback exceeding 25 feet. November 24; `1997 No.. 9 (Cont. C. Staff Recommendation: Staff recommends approval of the requested rear yard setback subject to compliance with Public Works Comments. BOARD OF ADJUSTMENT (NOVEMBER 24, 1997) Carolyn Lindsey was present representing the applicant. There were no objectors present. Staff presented the item and a recommendation of approval subject to compliance with Public Works Comments. Ms. Lindsey offered no additional comments. The item was placed on the Consent Agenda and approved as recommended by staff. The vote was 7 ayes, 0 noes, 0 absent and 2 open positions. 2
