The owners of the R-2 zoned property located at 2107 N.
McKinley propose to construct a 21 foot by 30 foot (630
square feet) accessory building in the rear yard. The
proposed structure exceeds the allowable 30 percent coverage
(375 square feet) by 255 square feet for an area coverage of
50 percent. The site currently contains an old 10 foot by
20 foot frame garage which is inadequate to meet the
applicant's needs. The applicant states he is in need of
additional storage space as well as a place to work on an
old jeep which he is in the process of restoring. Access
to the new garage will be both from the alley and from the
front of the structure.
Staff believes the variance request to be reasonable. The
proposed structure meets or exceeds required setbacks. It
is not out of character with other properties in the area,
several of which have larger accessory buildings adjacent to
the alley. The structure will be one story in height. The
50 foot width of the lot limits the square footage
available, under the 30 percent coverage rule, to construct
a larger accessory building.

Staff recommends approval of the requested area coverage
variance.

Staff presented the item and a recommendation of approval. The
applicant offered no additional comments.
The item was placed on the Consent Agenda and approved by a vote
of 7 ayes, 0 noes, 0 absent and 2 open positions.
