B. Staff Analysis:
The

The I-2 zoned property at #4 Production Drive is occupied by
a 13,000 square foot warehouse housing the Frito Lay
Distribution Center. Frito Lay proposes to expand its
operation by adding an additional 9,000 square feet onto the
rear of the existing building. Expanded parking and truck
loading areas will also be constructed. The proposed new
addition will have a side yard setback of 10 feet at the
northwest corner. The Code requires a minimum side yard
setback of 15 feet in the I-2 district.
Staff believes the variance request to be reasonable. The
applicant states that the expansion was designed to

accommodate specific material handling equipment which must
be tied in to the existing distribution facility. The lot
is unusually shaped, angling in at the point where the
variance is requested. The 5 foot variance involves only a
corner of the proposed addition, a minor intrusion. The
property to the north is also occupied by a large warehouse
structure. This adjacent structure is setback 20+ feet from
the common property line, providing adequate separation.

Staff recommends approval of the requested side yard setback
variance subject to compliance with the Public Works
