Public Works Issues: Z-6390 Frito-Lay, Inc. #4 Production Drive Lots 31 and 32, Triangle Properties I-2 A variance is requested from the area regulations of Section 36-320. The existing building's internal structural configuration, combined with the shape of the lot and the location of the existing building, create the need for the requested setback variance. With development construct 5 foot sidewalks along the back of right-of-way of Production and Distribution Drives. B. Staff Analysis: The nal sis- The I-2 zoned property at #4 Production Drive is occupied by a 13,000 square foot warehouse housing the Frito Lay Distribution Center. Frito Lay proposes to expand its operation by adding an additional 9,000 square feet onto the rear of the existing building. Expanded parking and truck loading areas will also be constructed. The proposed new addition will have a side yard setback of 10 feet at the northwest corner. The Code requires a minimum side yard setback of 15 feet in the I-2 district. Staff believes the variance request to be reasonable. The applicant states that the expansion was designed to September 29, 1997 Item No.: 10 (Cont.) accommodate specific material handling equipment which must be tied in to the existing distribution facility. The lot is unusually shaped, angling in at the point where the variance is requested. The 5 foot variance involves only a corner of the proposed addition, a minor intrusion. The property to the north is also occupied by a large warehouse structure. This adjacent structure is setback 20+ feet from the common property line, providing adequate separation. C. Staff Recommendation: Staff recommends approval of the requested side yard setback variance subject to compliance with the Public Works comments. HOARD OF ADJUSTMENT: (SEPTEMBER 29, 1997) Joe White, Jr. was present representing the application. There were no objectors present. Staff presented the item and a recommendation of approval subject to compliance with Public Works Comments. Mr. White offered no additional comments. The item was placed on the Consent Agenda and approved, as recommended by staff, by a vote of 5 ayes, 0 noes, 3 absent and 1 open position.
