Staff Analysis: Z-6382 Holeman Construction Company; Don Holeman 3020 Peach Tree Drive Lot 6, Sandpiper South R-2 A variance is requested from the area regulations of Section 36-254. The applicant is trying to save mature trees and still construct the size house required for the neighborhood. Vacant lot Single Family residence The applicant proposes to construct a new single family residence on the R-2 zoned lot located at 3020 Peach Tree Drive. As proposed, the house will have a rear yard setback of 20 feet. The Code requires a rear yard setback of 25 feet for this lot. The applicant states that the house was situated as shown to save mature trees on the lot, including a 21 inch oak tree. Staff believes the variance request to be reasonable. The variance is for only a small corner of the rear part of the residence and should not affect any adjacent properties. All other required setbacks will be met or exceeded. The lot is relatively shallow on the east side, only 96.48 feet deep. Combined with the required 25 foot front yard setback, this shallow lot depth adds to the difficulty of siting a home on the property. September 29, 1997 No.. 4 Con C. Staff Recommendation: Staff recommends approval of the requested rear yard setback variance. BOARD OF ADJUSTMENT: (SEPTEMBER 29, 1997) The applicant, Don Holeman, was present. There were no objectors present. Staff presented the item and a recommendation of approval. Mr. Holeman offered no additional comments. The item was placed on the Consent Agenda and approved by a vote of 5 ayes, 0 noes, 3 absent and 1 open position. 2
