I live in Heatherbrae Sub. and have been ask to oppose the re -zoning on the north side of intersection of Homes Street and Taylor Loop. I am for the requested zoning for many reasons not the least of the potential of other development that would affect the property values more than Patio Homes. I do not see this causing concern that it will decrease the property around the project. On a lighter side some of the people across the street that are disposing of their lawn clipping on this lot may have to bag for pick up to go to the Solid Waste Disposal. Many have worked hard over the past fifteen years to bring this area from pasture land to a respectable, nice -looking neighborhood. We believe that the property north of the intersection of Taylor Loop and Holmes should have no more that four houses to comply with the overall appearance of the rest of this area. Anything less will be too crowded, and the sqare footage will be significantly less than other homes in this area. This is not the first time we have had to rally against this type of petition for said property. It's a simple problem of the owners trying to get the best "bang for their buck" at the expense of all the other neighbors who have complied with the regulation. We ask you again not to allow this variance so that we might be able to continue our work of building this area and our property value. We live in the Heatherbrae neighborhood, which borders the subject property. As you know, the proposed change would result in the construction of eight patio homes at this location. We are strongly opposed to such plans. If you have viewed the property in question, then surely you must know that the construction of eight homes at this site can be accomplished only through tightly crammed, tiny homes that are out of character with our neighborhood as well as the neighborhood directly across from the location. In addition to lowering the value of the surrounding property, the proposed homes will be an eyesore. Unquestionably, there certainly is a need for diversified housing options in any city the size of Little Rock. We, personally, question whether City officials should ever approve plans calling for homes to be built in such close proximity to one another; however, without doubt, approval of these patio homes — when they border more spacious, family -friendly neighborhoods such as our own — would be irresponsible. We doubt that we will be able to attend the July 11 meeting of the Planning Commission because we are both professionals who have difficulty getting away from our jobs. However, do not take our absence as a sign that we have in any way changed our views. I am a resident of the Westchester subdivision, an active member of our neighborhood association and zoning Chairman of our association. I would like to recommend that this proposal be denied by staff as well as the Zoning Commission. Mr. McDaniel is trying to put too much development on too little property. The city has set the minimum standards for front footage, side set back and total square footage and Mr. McDaniel will need a variance on all of these to complete this development. My concern is that this over -development of this property will affect the value of the adjacent property. Most of the adjacent development has 50% more square footage in the homes and 75% to 100% more depth and width in the property. Your support will be appreciated.
