area regulations of Section 36-255.
The property has no covered
parking. The carport will be built
over the existing concrete paved
driveway.

The R-3 zoned property at 4219 Cobb Street is occupied by a
one story, brick and frame, single family residence. The
applicant proposes to add a single car carport to the side
of the house. The carport will have a side yard setback of
.5 feet. The ordinance requires a side yard setback of 4.7
feet for this lot.
Staff believes the variance request to be reasonable. The
carport will be built over an existing concrete paved
driveway.
The carport will be open and unenclosed on all sides other
than at it point it adjoins the house. The property to the
south is occupied by a similar single family home with a
side yard setback of 11-12 feet, providing adequate
separation between the two structures.

C. Staff Recommendation:
Staff recommends approval of the requested side yard setback
variance subject to compliance with the following
conditions:
1. Guttering and downspouts are to be placed on the carport
so as to prevent water run off onto the adjacent
property.
2. No portion of the carport, guttering or downspouts are to
extend beyond the property line.
3. The carport is to remain open and unenclosed on all sides
other than at the point it adjoins the house.
BOARD OF ADJUSTMENT:

Kim Jones, the applicant's daughter, was present representing the
application. There were no objectors present. Staff presented
the item and a recommendation of approval, with conditions.
Ms. Jones stated that her mother understood staff's
recommendation.
The vote was called on the variance request subject to compliance
with those conditions noted in the staff recommendation. The
vote was 8 ayes, 0 noes and 1 absent, approving the variance.
