Staff Analysis: Z-6359 Nathaniel Saine 3915 W. 10th Street Lot 4, Block 11, Forest Hill Addition R-4 A variance is requested from the area regulations of Section 36-256. The applicant has resided at this location for over 20 years and desires to stay at this address. The relatively small size of the lot limits the area available for expanding the house. Single Family Single Family The R-4 zoned property at 3915 West 10th Street is currently occupied by a one story, brick and frame single family residence. The applicant proposes to construct a 27 foot by 33.5 foot addition onto the rear of the house which will contain a family room. The addition will have a rear yard setback of 14.5 feet. The ordinance requires a rear yard setback of 25 feet for this lot. The applicant has lived at this address for over 20 years and desires to stay in this home rather than relocate. He has a large family and desires to expand the home by adding a family room onto the rear of the house. The lot is a typical "Central City" lot, 46 feet wide by 132 feet deep. The relatively small size of the lot makes it difficult to accommodate a large home without setback variances. August 25, 1.997 Item No.: 4 Staff believes the request to be reasonable. The reduced rear yard setback for this proposed addition should not impact any adjacent properties. There is an open, 16 foot wide alley right-of-way located to the rear which provides additional open space and separation from the property to the south. There are several structures in this block which are built directly on or very near the alley. It is in the City's best interest to encourage single family residential development in this area. C. Staff Recommendation: Staff recommends approval of the requested rear yard setback variance. HOARD OF ADJUSTMENT: (AUGUST 25, 1997) The applicant, Nathaniel Saine, was present. There were no objectors present. Staff presented the item and a recommendation of approval. Mr. Saine offered no additional comments. The question was called and a vote taken on the variance request. The vote was 8 ayes, 0 noes and 1 absent, approving the variance. E
