Applicant's Statement: We are planning to build additional square footage to our existing house. Specifically, this addition will extend sixteen feet (161) of the west wall five feet (51) beyond the west building setback line that was established by the original subdivision plat. This addition, as you know, requires the Little Rock Board of Adjustment to review and approve this addition. This addition is required to accommodate our handicapped child's ability to access the main living area of our house. Upon completion of the addition, our son will be able to utilize his walker to access the living room, kitchen, an outdoor deck, his bedroom and bathroom (bedroom and bath are proposed additions). The more he utilizes his walker, the longer his body will not collapse on him. Due to the alignment of the roof's slope, the arrangement of the rooms and restriction of space in the back yard, we are convinced that this is the logical direction to expand. Staff Analysis: The applicants propose to construct an addition onto their home located on the R-2 zoned property at 3 Overlook Drive. The addition will cross a platted 25 foot building line by approximately 2 feet. Staff believes the variance request to be reasonable. The proposed addition is designed to accommodate the needs of the applicant's handicapped son. The addition will architecturally match the other end of the house. The placement of the house more than exceeds all other required setbacks. The 2 foot encroachment will be visually negligible and should have no impact on adjacent properties. Should the Board approve the building line variance, the applicant will have to do a one -lot replat reflecting the change in the building line. The applicant should review the filing procedure with the Circuit Clerk's office to determine if the replat requires a revised Bill of Assurance. C. Staff Recommendation: Staff recommends approval of the requested building line variance subject to a one lot replat reflecting the change in the building line as approved by the Board. BOARD OF ADJUSTMENT: (JULY 28, 1997) The Chairman asked the Staff to present its recommendation. Richard Wood, of the Staff, made a brief statement of the issues and offered the staff recommendations of approval subject to the lot being replatted to reflect the building line change. The Chairman then asked if there was someone presented representing the application. Mark Webre came forward and offered a brief statement on his application.
