A variance is requested from the
area regulations of Section 36-254
to permit construction of a sunroom
addition with reduced rear yard
setback.
Applicant's Statement: I have been
asked by my client, James S.
Whitesell, of 11 Glade Court,
Little Rock, Arkansas, to construct
a screen porch over an existing
concrete slab out her back door.
The product, a Vinyl -Tech screen
wall system, is lighter weight than
a stick -built room. The
specifications have been reviewed
by Mr. Charles Toland of the
Department of Neighborhoods and
Planning - Building Code Division,
as of June 4, 1997.
The room will be approximately 14
foot X 12 foot and is approximately
13 feet from the fence line. There
is virtually no other place to
construct a room of this type on
her lot. The required set -back in
this area is 25 foot setback.
The room addition will not have,
nor will ever have, plumbing.
There is a privacy fence
surrounding the Whitesell property
already and the room will be
visible mostly by her neighbor in
the rear of the property. Mrs.
whitesell will visit with that

The applicant proposes to construct a 12 foot by 14 foot
sunroom/screened porch addition onto the rear of the house
located on the R-2 zoned property at 11 Glade Court. The
addition will have a rear yard setback of 13 feet. The
Ordinance requires a rear yard setback of 25 feet for this
lot.
The proposed sunroom will be built over an existing patio.
The rear yard is enclosed by a privacy fence, lessening the
potential visual impact of the reduced setback. The
property to the rear is also occupied by a single family
home. This adjacent home has a rear yard setback of 25
feet, assuring adequate separation between the two
residences. The applicant's property is relatively shallow,
only 96.7 feet deep, reducing the buildable area available.
The existing home is "sandwiched" between the front and rear
25 foot setback lines, with no additional room to expand.
This relatively small sunroom addition should have no impact
on any adjacent properties.
C. Staff Recommendation:
Staff recommends approval of the requested rear yard setback
variance.
BOARD OF ADJUSTMENT:

The Chairman asked Richard Wood, of the Staff, to present the
application. Wood indicated that the application is a request
for construction for a sun room on the rear of this residence.
Wood indicated the Staff Recommendation was approval of the
requested variance and based that recommendation on the shallow
