A variance is requested from the
building line provisions of Section
31-12 to permit construction of a
carport addition which crosses a
platted 25 foot building line.
The property has no covered parking
since the previous carport was
enclosed. The proposed carport
crosses the building line only on
one corner.

The owners of the R-2 zoned property 305 North Ridge Road
propose to construct an 18 foot by 20 foot, unenclosed
carport addition onto the front of their home. The carport
will cross a platted 25 foot building line by approximately
3 feet on one corner. The proposed carport addition will
have a pitched roof and will be architecturally designed to
be compatible with the existing house. The property has no
covered parking since the original carport has previously
been enclosed.
Staff believes the request to be reasonable since the
proposed carport crosses the building line at only a corner.
This minor encroachment should have no impact on other
properties. Due to the angle of the house in relationship
to the front property line, the biggest portion of the
carport remains behind the building line. The carport will

be unenclosed on all sides other than at the point it
adjoins the existing house, creating less visual impact.
If the building line variance is approved, the applicant
will have to do a one -lot replat to reflect the change
approved by the Board. The applicant should review the
filing procedure with the Circuit Clerk to determine if the
replat requires a revised Bill of Assurance.
C. Staff Recommendation:
Staff recommends approval of the requested building line
variance to allow a carport addition subject to the
following conditions:
1. A replat of the lot reflecting the change in the building
line as approved by the Board.
2. The carport addition is to remain open and unenclosed on
all sides other than at the point it adjoins the existing
house.
BOARD OF ADJUSTMENT: (MAY 19, 1997)
Stanley Schulte was present representing the applicants. There
were no objectors present. Staff presented the item and a
recommendation of approval, with conditions.
Mr. Schulte stated that he agreed with staff's recommendation.
A motion was made to approve the requested building line variance
with the conditions recommended by staff. The motion was
approved by a vote of 6 ayes, 0 noes and 3 absent.
