B. Staff Analtsis;
The C-2 zoned property located at One Shackleford West Blvd. is occupied by a
large commercial building which houses an auto dealership. The property is
located at the southwest corner of Shackleford Road and Shackleford West Blvd.
Paved parking /auto display is located along all sides of the existing building. A
driveway from Shackleford West Blvd. serves as access to the property. The lot
contains one (1) ground -mounted sign along the west property line (Shackleford
Road frontage).
The applicant proposes to remove the existing ground -mounted sign and replace it
with a new sign, as shown on the attached graphics. The proposed sign will be 30
feet in height, with an area of 270 square feet. The proposed sign will be at the
same location as the existing sign, approximately midway along the west
(Shackleford Road) property line. The applicant has noted that this will be the only
ground -mounted sign on the property.

Section 36-555(a)(2) of the City's Zoning Ordinance allows a maximum sign area
of 160 square feet and a maximum sign height of 36 feet for ground -mounted signs
in commercial zones. Therefore, the applicant is requesting a variance to allow the
ground -mounted sign with an area of 270 square feet.
Staff is supportive of the requested sign variance. Staff views the request as
reasonable. The applicant has noted that the proposed sign will be the only
ground -mounted sign on the property. Section 36-557(c) of the code would allow
up to four (4) ground -mounted signs on this property, based on the amount of
street frontage along Shackleford Road and Shackleford West Blvd. Staff feels
that having one (1) larger sign on the property instead of multiple smaller signs is
an acceptable "trade-off'. Staff believes the proposed commercial sign with
increased sign area will have no adverse impact on the adjacent properties or the
general area.
C. Staff Recommendation:
Staff recommends approval of the requested sign variance, subject to the following
conditions:
1. The proposed sign will be the only ground -mounted sign located on the
property, with the exception of allowed directional/informational signs.
2. The sign must be located at least five (5) feet back from any property line.
3. A permit must be obtained for the new sign.

The applicant was present. There were no objectors present. Staff presented the
application with a recommendation of approval. There was no further discussion.
The item was placed on the Consent Agenda for approval as recommended by staff.
The vote was 4 ayes, 0 nays and 1 absent. The application was approved.
