Cleveland Description: Lot 6 and the South 20 feet of Lot 5, Block 2, Forest Park Addition Zoned: R-2 variance Re ested: A variance is requested from the area regulations of Section 36-254 to permit construction of an addition with a reduced side yard setback. Justification: Applicant's Statement: A proposed addition to our house is outlined on the survey. We wish to extend our house 14 feet to the west, following the line of the original structure. We are requesting a zoning variance, in order to maintain the integrity of the original house design. The addition will be a single story frame addition, extending the existing roofline, consisting of a bedroom, bathroom and closet. The extra space is direly needed to make room for a nursery by May 1997. We feel that altering the floorplan for the addition by two feet would make the house look pieced together and would diminish the appeal of our house to the neighborhood, as it sits on a corner and would be visible to all passersby. Present use of Propert : Single Family Proposed Use of Property: Single Family March 31, 1997 Item No.: 3(Cont.) Staff Report: A. Public Works Issues: Repair of curb and gutter and/or sidewalk damaged during or prior to construction with construction. H. Staff Analysis: The R-2 zoned property at 1900 N. Cleveland is currently occupied by a small, one-story frame residential structure. The applicants are expecting a child in May 1997 and propose to add a 14 foot by 25.5 foot addition to the rear of the house. The addition will contain a bedroom, bathroom and closets. The house currently has a side yard setback on the "R" Street side of approximately 4 feet. The applicants propose to follow the existing line of the house when constructing the addition. Due to the slight angling of the house on the lot, the new addition will, at its farthest point, have a side yard setback of 3.0-3.5 feet. The ordinance requires a side yard setback of 6 feet for this 60 foot wide, R-2 zoned lot. Staff believes the variance request to be reasonable. It is desirable to maintain the home's architectural integrity by following the line of the existing structure. The existing house has a side yard setback of 4 feet and adding a 14 foot addition does not greatly increase the impact of the reduced setback. "R" Street, at this point, is a sparsely traveled, chip -seal street and the reduced side yard setback will not adversely impact traffic on the street. The proposed addition is not out of character with other structures in the area, many of which have a close relationship to side streets. C. Staff Recommendation: Staff recommends approval of the requested side yard setback variance subject to compliance with Public works Comments. BOARD OF ADJUSTMENT: (MARCH 31, 1997) The applicant, Suzanne Peck, was present. There were no objectors present. Staff presented the item and a recommendation of approval, with conditions. Ms. Peck stated that she understood staff's recommendation. She noted that the site had no curb, gutter or sidewalks to be repaired. A motion was made to approve the requested side yard setback variance subject to compliance with Public Works Comments. The March 31, 1997 No.. 3 (Cont motion was approved by a vote of 7 ayes, 0 noes, 1 absent and 1 open position.
