Arch Ave., Suite D Searcy, Arkansas 72143 (501) 388 - 2178 On behalf of 4200 Hoerner LLC, we are submitting an application for a planned zoning district. We would like to rezone the property from I-2 to a PID (planned industrial district). Per our previous conversations, the owner of 4200 Hoerner Road is currently renovating the existing structure on site as well as demolishing an enclosed fork-lift corridor that will create two individual stand-alone structures from the existing single structure on site. Each structure has its own utility services and connections. The owner desires to prepare a plat to subdivide the property into two parcels (one for each structure). We anticipate that a plat submittal would not be approved due to the fact that the existing buildings do not meet the minimum setback requirements of the area regulations for I-2 Zoning of the Little Rock Code of Ordinances. We request to be able to rezone the property to a PID so that our client can divide the property. We would like to be included on the agenda for the July 13, 2023 Planning Commission Meeting.
